Buyer's Diary 2: Shortlisting the house that matches your expectations

In Buyers Diary, I started by recounting the experience of buying my first house. Here I take you through the process of then shortlisting the house of my dreams - one that matched my budget and aspirations. 

Deciding to buy a first house was the most difficult. Once we had invested in a house, we realised that a house is not just a piece of property, it should match my aspirations if I have to live there happily. So even as we remained invested in the house worth Rs 11 lakh in 2001, we were not sure that was where we wanted to move into.

Being a real estate writer for some time I had a distinct advantage. I knew what to look for. However, it was also more difficult. When I looked for what I had advised many others to seek in a house, I found that the market was full of property that did not match either my needs or my aspirations. Some were badly located; others were too small; many had bad layouts; some neighbourhoods did not meet my expectations. 

So we found that there was no shortcut to property research. No matter what any broker or developer tells me, ultimately I have to do my own research. (Advice) My husband and I sat down to make a list of the features we were looking for in the house. We wanted somewhere quiet, that was close to transport links but where the noise of traffic would not disturb us. My husband wanted a house that was not too high, just on level with the trees so we could hear the birds chirping on the trees and see the stars in the sky, unhindered by bright neon lights.

Size was important - 1300-1800 sq ft was the range we worked on. But found that 1300 could end up giving you 800 sq ft of carpet area or a 1800 actually translated into a 1500 sq ft. Remember paying for super area and getting a miniscule carpet area is a definite risk in the Indian property market. So it is actually very important to visit a sample apartment or something of similar size so you can actually feel the living space you will get. Finally we fugured the most efficient space we could get in our budget was a single floor where the loading is a mere 8-10 per cent.  

Matching the property to our lifestyle was important. We have huge numbers of plants in pots. Needed a space to accommodate that. A good sized terrace was the obvious choice. So we went for an apartment that gave us roof rights, if we picked the top floor. It has now become our most coveted possession as it is the first choice for large parties. The sylvan surrounding with all the trees that have grown in the past dozen years or so have actually ensured that we have parrots, peacocks, hummingbirds and bee eaters flying fearlessly in our terrace garden. Plucking brinjals and tomatoes from our own garden is one of the pluses. For all this, do ensure you check out the actual space you get when you take possession.

Track record of a developer is very important. Go with those whose past projects don't sport damp patches on bathroom walls. Talk to others who have stayed in houses built by the developer. Gives you an insight into how the property will be maintained. Most importantly, check what kind of neighbours you have. After all, they will be the ones who will contribute to the overall experience.
